Sam L. Langston MAI, Principal

Mr. Langston is the principal of L & A and has been involved in real estate/finance, appraisal and consulting for over twenty three (23) years. He has received an MAI designation for appraisers involved in the valuation and analysis of commercial, industrial and general real estate from the Appraisal Institute. MAI appraisers have an advanced level of expertise and experience in the valuation of commercial, industrial, residential and other types of properties and may advise clients on real estate decisions. In order to earn the MAI designation, Sam successfully completed a graduate-level curriculum, which includes a comprehensive exam, a written demonstration appraisal report and 3,000 hours of qualifying experience beyond state certification requirements. In addition, Sam is also a registered Idaho State General Appraiser and has attained a Bachelor of Business Administration degree from the University of Mississippi. He was formerly an associate appraiser with Janoush & Associates in Boise, Idaho and specializes in providing appraisal and real estate services for private and public sector institutions. He is the past President of the Southern Idaho Chapter of the Appraisal Institute and candidate guidance chair and has served on various local community boards and organization committees.

Kris Haynes, Associate Commercial Appraiser

Mr. Haynes is a staff appraiser with L & A and has been involved in real estate appraisal since 2011. Currently, Kris specializes in providing appraisal and real estate services for private and public sector institutions. Before joining L & A, Kris was the Director of Research with Colliers International specializing in commercial real estate market research.

Greg Contos, Residential and Commercial Appraiser

Mr. Contos is an associate of L & A. Greg has been involved in various types of real estate appraisal and small office development since 1989. His coverage includes all areas of Idaho for a variety of lending institutions, developers, and government agencies.

Anna Augusto, Office Manager and Research Assistant

Ms. Augusto started with L & A in April, 2021 and serves as a research assistant, database administrator and office manager. Anna investigates public records and assessor’s data and pursues additional data related avenues such as surveys and market analysis. Anna has a Bachelor of Science from Idaho State University. She has an extensive background in accounting and lending support.

David Poulsen, Associate Commercial Appraiser

Mr. Poulsen joined L & A in 2021 and is a staff appraiser with L & A who currently holds his Certified General Appraisers license. David specializes in providing appraisal and real estate services for private and public sector institutions. David has a Bachelor of Science from the University of Utah and was formerly a residential real estate agent in Salt Lake City, Utah before returning to his hometown of Boise, Idaho to pursue a career in appraising.

Bob Swintz, Residential Real Estate Appraiser

Mr. Swintz is a Certified Residential Real Estate Appraiser with two decades of experience in residential valuation and a background that includes a Bachelor of Science degree in Geology and a Master of Business Administration (MBA). His appraisal experience encompasses single-family homes, townhouses, condominiums, condo/hotels, new construction, log homes, vacant land, and complex residential properties. He has completed valuation assignments across a broad range of property types and market segments, including high-end residential estates valued at up to $15 million. His combination of appraisal experience, business education, and analytical training provides a strong foundation for credible, well-supported residential valuations.

Oscar Berg, Commercial Appraisal Trainee

Mr. Berg is originally from St. Paul, Minnesota, and relocated to Boise in 2026 to begin his role at L & A. He holds a Bachelor of Science in Business Administration from Colorado State University and previously served as an operations supervisor for a commercial real estate firm. Mr. Berg is currently working toward his Idaho Appraisal Trainee License and looks forward to taking on a larger role to contribute more broadly within the firm. He is glad to be part of the Boise community, where he looks forward to taking advantage of the area's outdoor recreation opportunities.

Brian Marso, Commercial Appraisal Trainee

Mr. Marso is originally from Harrisburg, Pennsylvania, and relocated to Boise in 2024. He earned a Bachelor of Science in Finance & Economics from West Chester University of Pennsylvania. Mr. Marso joined L & A in August 2026 and is currently pursuing his Idaho Appraisal Trainee License. He brings prior appraisal experience and a background in commercial real estate lending to the firm, where he looks forward to contributing to L & A’s continued growth and success.
